General Information

Prices can range from $150 to $750 or more depending on thy type of audit needed.

For example, if you just want to know some quick and easy low to no cost methods to help reduce energy use and start enjoying more comfort right away, then a qualitative Home Energy Survey may be the best choice for you.

However, if you are designing a home and want to achieve the Energy Star Label, or you want to see if you qualify for an Energy Efficient Mortgage or an Energy Improvement Mortgage then you would need a quantitative Comprehensive HERS Rating.

Please contact us for a detailed description of the various types of audits offered and the one that best suits your particular needs.

Pricing for homes up to 5000 square feet:

  • $150 Home Energy Survey
The Home Energy Survey is inexpensive but it’s not cheap; it’s packed with lots of valuable information and recommendations that will help you stay comfortable and save big on energy bills! Here are just a few of the areas that will be visually inspected: air infiltration (leakage through the house), duct leakage, insulation levels, windows and doors, heating and cooling systems, lighting and appliances, health and safety issues, and moisture and ventilation concerns. This survey typically takes 2 or 3 hours to complete. You will be given a list of findings and recommendations that will be explained in detail during the inspection. All recommendations start with low cost/no cost, do it yourself strategies to give you the most bang for your buck. A customer in Morgantown, WV, is saving $50.00 per month on her gas bill by simply following one of the air infiltration reduction recommendations. It only cost her 45 minutes of her time and a few free plastic shopping bags!
  • $295-$395 Building Performance Audit
The Building Performance Audit utilizes the Home Energy Survey with the addition of implementing diagnostic testing equipment such as thermal imaging and the blower door, which is used to determine the exact leakiness of the building shell. A report is generated explaining the yearly amount of money spent from conductive and convective heat loss based on the fuel type used in the home. Recommended strategies are incorporated into the report with approximate out of pocket expense, along with the simple payback, rate of return, and savings to investment to assist in making the best remediation choices. Reports include explanations as well as graphs and images. The audit takes approximately 4-6 hours in the home and the necessary office time to compile and generate the report. Reports are mailed as an electronic PDF or printed and mailed for an additional $10.00.
  • $550-$750 Comprehensive HERS Rating
The Comprehensive HERS Rating includes all of the Home Energy Survey and the Building Performance Audit plus the HERS Rating Score, it is the most in-depth performance audit of an existing home. This Audit/Rating requires detailed measurements of: foundation wall properties, slab floor, frame floor, rim and band joist, above grade walls, windows and doors, ceilings, mechanical equipment, skylights, lights, appliances, and more. The HERS rating is a quantitative tool that can be used to prove to prospective home buyers, lending institutions, and tax credit programs the actual energy efficiency of the rated dwelling. The rating can also be used to project the amount of energy/money saved after mitigation strategies are implemented. This rating will take between 8 to 10 hours on site and the necessary office time to generate the report. An additional $75.00 is required if the report is to be registered with a quality assurance designee and used for Energy Efficient Mortgages, tax credits, etc.
  • $600 Projected Rating/Plan Review
A Projected Rating is a Comprehensive HERS Rating that is generated from the blue prints prior to the construction of a dwelling. This gives the architect and builder the option of making changes prior to construction. This audit is also required for construction of an Energy Star Home. An additional $75.00 is required if the report is to be registered with a quality assurance designee and used for Energy Efficient Mortgages, tax credits, etc.

  • $150 Thermal Bypass Frame Inspection

  • $150 Blower Door Test
    Mandatory for Energy Star Certificate
  • $225 Duct Blaster Test
(Mandatory for most situations involving Energy Star Certification) The Duct Blaster is a devise used to determine how tight or lose any particular duct system may be. In many cases, duct leakage to outside (crawlspace or attic) is the major leading contributor to high energy bills and unnecessary waste.
  • $50 Combustion Testing
Price is per appliance and $25.00 to test the combustion appliance zone (area of the furnace etc.) This test is performed mostly on older appliances for draft, spillage, combustion efficiency and carbon monoxide.
